B500 is a A+ corporate office building on Praça Professor José Lannes, 40, in Cidade Monções, in the south zone of São Paulo. Designed by architect Ruy Ohtake and completed in 2004, it has 17 floors, column-free 807 m² floor plates, allowing greater layout flexibility, and a 2.60 m floor to ceiling height.
The building sits between Vila Olímpia and Brooklin, with a direct exit to Marginal Pinheiros, close to Vila Olímpia and Berrini train stations, on CPTM Line 9-Emerald, to Shopping Vila Olímpia and to Congonhas Airport. Amenities include an auditorium, a meeting room, a shipping and receiving area, concierge, a café, valet and bike storage with lockers.
B500 underwent a retrofit completed in 2019, which renovated the main hall, rebuilt the 100 person auditorium with an outdoor deck, added two elevators, created an independent service entrance for deliveries and motorcycles, installed two additional chillers and brought a new generator for common areas, while keeping the original facade designed by Ohtake. The building holds LEED Gold certification.
There are 5 social elevators, 1 service elevator and 2 garage transfer elevators, with an anticipated call system. Air conditioning is centralized chilled water, with dedicated service for a private data room, and parking totals 309 spaces across 3 underground levels. Security includes CCTV, access control by magnetic card and phone proximity, electronic turnstiles, gates and 24 hour surveillance.
A retrofitted A+ building with environmental certification and direct access to two of the main mobility corridors in São Paulo's south zone.
